Comprehensive Zoning By-Law Review
The Zoning By-law, crafted under Section 34 of the Planning Act, is a crucial regulatory instrument overseeing land use and building characteristics in the City of Dryden. This upcoming By-law, aligned with the Provincial Policy Statement and the new Official Plan, introduces updated development standards. Notably, it replaces and consolidates the existing City of Dryden Zoning Bylaw 2740-2000, last updated in 2012. This comprehensive update is a strategic move to modernize, ensuring consistency with current planning principles and addressing the unique needs of the City of Dryden.
Draft Zoning By-law Public Review (September - October 2024) |
The City of Dryden Draft Zoning By-law (September 2024) is now available for public review. The draft document and Schedules (i.e., maps) can be viewed and downloaded using the links below:
A statutory public open house, as required under the Ontario Planning Act, will be held in a hybrid format at Council Chambers, 30 Van Horne Avenue, Dryden, ON, on September 23rd, from 5 -6 pm. The public open house will be an opportunity for members of the community to provide input on the Draft Zoning By-law. The Notice of Statutory Public Open House can be viewed at this link. The public is kindly requested to submit comments on the Draft Zoning By-law by October 4, 2024. Zoning Strategy Summary Report (May 2024) |
As the next step in the City’s Zoning By-law Review, a Zoning Strategy Summary Report has been prepared and outlines a series of recommendations for key proposed changes to guide the next phase of the project – preparing the new Draft Zoning By-law. The recommended changes build on the Background Discussion Paper (March 2024), and reflect feedback received to date from City Council, staff, external agencies and interest groups, and the community as a result of the March 2024 Public Open House and Zoning Survey. A modernized draft document template for the Draft Zoning By-law is also provided as an appendix to the Zoning Strategy Summary Report.

The Draft Zoning By-law and Zoning Schedules (maps) are anticipated to be made available for public review this summer. A Statutory Public Open House will also be held this summer to present and receive feedback from the community on the Draft Zoning By-law. |

Current Zoning By-Law
The City of Dryden's Zoning By-law regulates the use of land and locations of buildings and structures, and ensures proper development. This can include such things as size and type of structures permitted on a property, building height, density, parking facilities and landscaping. Before applying for a building permit or a business licence, please check the zoning regulations for your property first.

You can apply for a zoning amendment by filling out a Zoning By-law Amendment Information and Application Form. This starts the process to amend the by-law to allow a use not previously allowed, or it could change zone regulations. It can take between three to six months to process these amendments.
Committee of Adjustment and minor variances
The Committee of Adjustment is a body appointed by council made up of three members from the community. The committee may consider granting permission or approval to allow a change from the zoning by-law requirements, called a minor variance.
