Van Horne Landing Subdivision & Waterfront Development

Media Release

The City of Dryden is pleased to announce the release of a Request for Proposals (RFP) for the Van Horne Landing Subdivision and Waterfront Development, a priority growth initiative that supports mixed use development and positions the community for future investment. This is the first step in a multi-phase development opportunity.

Located in Northwestern Ontario, Dryden has a long-standing history as a regional economic centre with a strong and resilient forest sector that continues to play a vital role in the local economy. As major energy and mining projects advance in the region surrounding Dryden, these emerging sectors are doubling down on Dryden’s established industrial base. Together, these industries are expected to drive population growth, workforce and housing demand, and private-sector investment, reinforcing Dryden’s position as a stable, diversified, and attractive location for new investment in Northern Ontario.

Van Horne Landing represents one of Dryden’s most significant development opportunities. Phase 1 includes approximately 10 acres of Waterfront Mixed Use–zoned land, permitting a wide range of residential and commercial uses. This phase presents the opportunity to create a vibrant, accessible waterfront district that integrates residential, commercial, recreational, and community-oriented uses.

“Dryden approaches growth and investment with open arms and a solution-based mindset,” said Roger Nesbitt, Chief Administrative Officer for the City of Dryden. “The City welcomes new investment and is supported by experienced Economic Development, Building, and Planning teams. In addition, Dryden does not levy development charges, which further enhances the City’s attractiveness for investment. Together, this allows the City to work effectively with development partners, navigate regulatory requirements efficiently, and support high-quality development that aligns with our community’s long-term goals.”

Through this RFP, the City is seeking experienced development partners to deliver a high-quality, financially viable project aligned with the City’s Official Plan and long-term growth objectives.

“The release of this RFP reflects Council’s commitment to building on Dryden’s long-standing economic strengths while preparing for the next phase of growth,” said Mayor Jack Harrison. “With an economically viable forest sector as our foundation, and significant energy and mining developments advancing across the region, Dryden is well positioned to support continued residential growth, workforce demand, and investment activity. Van Horne Landing will play a key role in supporting this balanced and diversified future.”

The RFP document, including submission requirements and timelines, is available through the City of Dryden’s procurement platform at Bids and Tenders.
