The City of Dryden’s Development Land Inventory provides opportunities for residential, commercial, industrial, and investment development within one of Northwestern Ontario’s most strategically located communities. Typical Steps in Dryden Land Sale Process
Declaration of Surplus
Municipal staff review a property to determine that it is no longer required for municipal purposes. Council then passes a resolution declaring the land surplus. The map is a complete list of municipally owned property and, in some cases, will need to be declared surplus before a sale can happen.
Circulation to Internal Departments and Agencies
The property is circulated internally to municipal departments and, in some cases, external public agencies (such as utilities, school boards, or provincial ministries) for comments and considerations.
Public Notice Requirements
The City of Dryden is required to provide public notice of the proposed sale in accordance with the notice by-law and land disposition policies. This may include advertising on the municipal website, local radio station, social media, or print publications where available.
Appraisal and Valuation
Obtaining an independent appraisal or market analysis to help establish fair market value and support transparency and accountability.
Council Approval
Final approval of the sale is typically required by Dryden’s municipal council through a by-law or resolution authorizing the transaction.
Agreement of Purchase and Sale
Legal agreements are prepared outlining the terms and conditions of the transaction, including timelines, deposits, conditions, and any development requirements.
Development Agreement
The City of Dryden utilizes development agreements to promote and facilitate timely development of municipal land transactions.
Closing and Transfer
Once all conditions are met, the transaction closes through legal counsel, and ownership is transferred to the purchaser through land registration.
